I am new to the property market, is your service suitable for me?
Absolutely! Our service is perfect for those new to the property market.
We offer a full-service option where we handle everything from start to finish, while keeping you informed and updated throughout the process.
This includes assistance with financing, conveyancing, completion of any refurbishment required and introduction to a trusted letting agent.

I am not familiar with the mortgage process, can you assist me?
We understand that property finance and mortgages can be complex and overwhelming. We have partnered with several professionals to ensure that your finance needs are met.

I prefer to buy properties in cash, is your service suitable for me?
Of course! Being a cash buyer opens many opportunities that may not be available to those purchasing with a mortgage.

I have limited time, can your service accommodate this?
Definitely! Our service is designed for busy individuals. We handle everything for you, so all you need to do is approve and sign on the dotted line.

How do you charge for your services?

Will we enter into a contract or agreement?
Yes, after agreeing on your investment and property criteria, we will enter into a contract. This will be sent to you electronically to ensure that we are both fully aware of our obligations.

Can you help me with renovations if the property needs it?
Yes, we can assist with renovations on some of the properties we source. Our in-house team, along with our experienced subcontractors, can handle the renovation process for you.

Can I specify an exact address or street where I want to purchase a property?
No, this is not possible. By limiting yourself to one street or postcode, we believe that you could be missing out on better investment opportunities.

Can you assist with arranging any property surveys?
Yes, we can arrange any independent property surveys that need to be carried out.

I am a first time landlord, can you help with the process and any paperwork required?
Of course, this is our speciality. We will guide you every step of the way.

What is the minimum amount of money that is required to use your service?
To be considered for our priority client service, you must have a minimum of £30,000.
Property Finding

In which areas do you typically source properties?
Our focus is primarily on Northern Ireland, with a special emphasis on the Greater Belfast area.

How long does it take to find a property for me?
We are committed to finding your property within a period of 4 months.

What if I am not satisfied with the property you present to me?
We understand that even with the best of intentions, sometimes a property may not meet your expectations.
If this happens, we will be more than happy to discuss your requirements again and quickly source another property that aligns with your agreed criteria.

What exactly do you do as a property finder?
We act as your buying agent. You tell us your goals, budget, and strategy — and we go and find the property for you. We source off-market and on-market deals, carry out due diligence, arrange viewings, negotiate the offer, manage the legals, and even oversee renovations. It’s hands-off for you, but fully guided and results-focused.

Why would I use a property finder instead of just looking myself?
Because most investors don’t have the time, the knowledge, or the connections to secure the right deal — at the right price — in the current market. We do this day in, day out, and have a pipeline of properties you won’t find on Rightmove or PropertyPal. It’s not just about finding a house — it’s about securing the right investment.

How do I know I’m getting a good deal?
We work with you to define your return targets and investment strategy upfront — so every property we present is matched to that. We assess market rent, renovation costs, resale or refinance potential, and provide a full investment breakdown before you make a decision. It’s strategy first, not guesswork.

Can you help if I don’t live in Northern Ireland?
Yes — many of our clients live elsewhere in the UK or even overseas. We manage everything locally on your behalf, including viewings, project management, and liaising with solicitors and letting agents. You stay in control, but we do the legwork.
Sell your Buy to Let Property

Can I sell my rental property even if tenants are still living there?
Yes. We regularly buy and sell tenanted properties. If your tenants are in place, that’s no problem — we’ll liaise with them professionally and discreetly to ensure a smooth process. There’s no need to wait until the property is vacant.

Do I need to carry out any repairs or renovations before selling?
No. We work with investors who are happy to buy properties in any condition — whether it needs a light refresh or a full renovation. You don’t need to spend money or time fixing anything before selling.

How long does the process take?
Solicitors typically advise that the process should take around 8 weeks to complete. However, this can vary depending on things like the buyer’s solicitor, whether the property is mortgaged, and how quickly documents are returned. We do everything we can to keep things moving smoothly.

Do I need to advertise my property or host multiple viewings?
Not at all. We already work with investors who are ready to buy. Once we have the details of your property, we’ll arrange a quick viewing — often just one — and come back with an offer. There’s no need for “For Sale” signs, public listings, or endless viewings.

What fees will I need to pay?
None. You don’t pay us anything — our investor clients pay us directly. That’s why we’re confident in every offer we make: we already have a serious buyer lined up, and you’re not footing the bill.
Expat Services

Can I invest in Northern Ireland if I’m not currently living in the UK?
Yes — most of our expat clients live abroad. We handle the entire process on your behalf, from sourcing and legal work to renovation and letting. You’ll be kept informed every step of the way, but we do the heavy lifting so you don’t have to fly back and forth.

Do I need to have a UK bank account or credit history?
Not necessarily. Many of our international investors set up UK accounts during the process, and we can introduce you to brokers and legal partners who specialise in working with non-residents. If you’re buying in cash, we can help you move even faster.

How do I know I’m getting a good deal if I can’t view the property myself?
We only source properties that meet your agreed return targets. Before you commit, we present a full deal pack including photos/videos, estimated refurb costs, rental yield, resale potential, and area comparables. We’re completely transparent and only move forward when you’re confident.

What kind of returns can I expect?
Most of the investors we work with aim for a ROI of around 6%, depending on budget and location. We’ll discuss your return goals during the onboarding call so every property we present is aligned to what you want to achieve.

How much involvement is required from me during the process?
Very little. After your initial onboarding call and contract signing, we manage the entire journey for you. You’ll be updated regularly and given all the information needed to make clear decisions — but you won’t need to chase people or manage contractors.
